Key Responsibilities
1. Financial Modelling and Analysis
- Develop and maintain detailed financial models for real estate acquisitions, developments, and asset performance analysis (e.g., DCF, NPV, IRR).
- Conduct sensitivity and scenario analysis to evaluate different financial outcomes under changing market conditions.
- Analyse operating budgets and financial statements to identify trends, risks, and opportunities.
2. Investment Analysis and Due Diligence
- Evaluate potential investment opportunities (acquisitions, developments, joint ventures) using robust financial analysis and market research.
- Participate in due diligence by reviewing leases, financials, and project documents.
- Prepare investment reports and presentations for executive leadership.
3. Budgeting and Forecasting
- Support the preparation and monitoring of annual budgets and forecasts for various projects and assets.
- Perform variance analysis with clear recommendations for performance improvement.
- Assist in developing long-term financial projections aligned with HFDI’s strategic goals.
4. Financial Reporting
- Prepare timely and accurate financial and investor reports.
- Ensure compliance with accounting standards and internal reporting guidelines.
- Support external audits and tax preparation processes.
5. Asset Management Support
- Evaluate the financial performance of active real estate projects and make value enhancement suggestions.
- Assist with leasing strategies, capital improvements, and cost optimization efforts.
6. Market Research and Benchmarking
- Research real estate trends, economic indicators, and comparables to inform investment strategy.
- Benchmark HFDI’s asset performance against industry peers.
7. Collaboration and Communication
- Work closely with acquisition, development, accounting, and asset management teams.
- Present financial findings to stakeholders in a clear, concise, and actionable manner.
- Actively contribute to strategy meetings and project reviews.

i. Financial Modelling & Valuation
- Proficiency in building complex models tailored for real estate (e.g., pro forma, scenario analysis).
- Expertise in applying valuation methods including income capitalization and cost approach.
- Skilled in sensitivity testing and forecasting investment outcomes.
ii. Financial Statement Analysis
- In-depth ability to interpret real estate-specific balance sheets, income, and cash flow statements.
- Use of financial ratios such as DSCR, LTV, and cap rate to assess performance.
iii. Investment Analysis & Due Diligence
- Strong grasp of return metrics like IRR, ROI, and NPV.
- Capable of critically evaluating contracts, leases, and due diligence documentation.
iv. Budgeting & Forecasting
- Proficient in planning and maintaining budgets for real estate portfolios.
- Accurate forecasting using historical data and market assumptions.
v. Financial Reporting
- Skilled in compiling investor-ready reports and regulatory financial disclosures.
- Understanding of industry-specific reporting standards.

i. Market Analysis
- Knowledge of macro/microeconomic forces affecting real estate, including demographics, supply/demand, and interest rates.
- Competency in interpreting data like rental rates and vacancy rates.
ii. Real Estate Principles & Practices

- Ability to interpret leases and assess their impact on property income.
- Insight into property operations and their financial implications.

- Familiarity with software such as Argus Enterprise, Yardi, MRI, and financial modeling platforms.

Minimum Qualifications, Knowledge and Experience
- Academic Qualifications:
Bachelor’s degree in Finance, Economics, Real Estate, Investment, or a related field. - Professional Qualifications (preferred but not mandatory):
CFA, CPA, ACCA, or a Master’s in Finance/Investment. - Experience:
- At least 5 years of experience in financial modeling and analysis within the real estate sector.
- Working knowledge of Argus Enterprise, MRI, Yardi, or similar platforms.
- Practical understanding of real estate regulations and specific asset classes.
